Existing Properties

 

PDR is currently seeking to grow our portfolio by acquiring existing multifamily properties through direct purchases as well as note purchases.  Our criteria include the following:

  • Primary and secondary markets throughout the Southeastern U.S. with solid growth projections
  • 1970-2000 construction, Class A, B & C
  • 100-400 units per property
  • $3M-$35M acquisition price
  • Purchase price at an 8.0% capitalization rate on existing NOI with upside potential
  • Onsite office and/or clubhouse facilities
  • Unit renovations or other capital improvements needed
  • Unused or excess land available for additional development
  • Properties currently underutilizing existing zoning
  • Newer construction Class A properties with near-term debt maturity or currently in default
