Existing Properties
PDR is currently seeking to grow our portfolio by acquiring existing multifamily properties through direct purchases as well as note purchases. Our criteria include the following:
- Primary and secondary markets throughout the Southeastern U.S. with solid growth projections
- 1970-2000 construction, Class A, B & C
- 100-400 units per property
- $3M-$35M acquisition price
- Purchase price at an 8.0% capitalization rate on existing NOI with upside potential
- Onsite office and/or clubhouse facilities
- Unit renovations or other capital improvements needed
- Unused or excess land available for additional development
- Properties currently underutilizing existing zoning
- Newer construction Class A properties with near-term debt maturity or currently in default
